A collective lease means everyone on the lease is equally and individually responsible for the full rent. In practice, each person pays their own portion through the resident portal — but everyone shares responsibility for the total. It's standard for group housing.
A standard application includes basic personal information, rental history, and income or guarantor information.
Yes. All Swift leases require a guarantor — someone who co-signs and agrees to be responsible for your portion of the lease if needed. This is typically a parent or guardian. Every tenant on the lease needs their own guarantor.
Yes. Each person living in the home submits their own application. We'll send the application link once your group is ready to move forward.
Rent covers the home, trash service, and lawn care. Parking availability and any additional fees vary by property — we'll walk you through the full picture for whichever home you're interested in before anyone signs anything. No surprises.
Absolutely. We can schedule a walkthrough of any available property at a time that works for your group. We also have floor plans and virtual tour footage for most homes if you want to get a feel for the space before visiting in person.
A holding agreement lets you lock in a home before the formal lease is signed. Once your group is ready to commit, you put down half the security deposit as a good faith payment — and we take the property off the market. No one else can claim it while your group gets organized and the lease gets finalized.

Swift properties typically pre-lease 12–16 months before move-in. If your group is planning for Fall 2027, now is the right time to reach out. The homes worth having fill up first, and once they're gone, they're gone for the year.
