Swift properties pre-lease early — and the groups who land the top spots are the ones already on our radar before availability even opens up.

Our new construction homes are leasing for the first time next fall — over a year out. They're open for reservations today, which is exactly the lead time it takes to land one of these before they're claimed.

Waitlist

Currently Leased

Existing homes won't have confirmed availability until August–September, once current tenants decide whether they're renewing. Get on the waitlist now and you'll be first in line when that decision comes through.

One house, one lease.

Everyone in your group signs a single collective lease together. That means the full rent amount is one number — and every person on the lease is equally responsible for it. In practice, each person pays their own portion through the resident portal every month, but the lease holds everyone jointly accountable.

Everyone needs to be on the lease.

If you're living in the home, you're on the lease. No exceptions. This protects everyone in the group — including you.

Everyone needs a guarantor.

Each person on the lease is required to have a co-signer, typically a parent, who agrees to be responsible if a payment isn't made. Every tenant submits their own guarantor as part of the application process.

You pick your group.

We don't place strangers together. You bring your group — your friend circle, your chapter, your team — and everyone signs together. Our homes range from 3 to 16 bedrooms so there's a fit for groups of most sizes.

When you're ready to move forward, we'll send your group a direct application link.

Everyone Applies Individually

Each person living in the home submits their own application, and each person's guarantor submits one too. All online, no paperwork, no printing anything out. Plan for about 10 minutes per person.

What You'll Need

The application is straightforward. Have the following ready: basic personal information, housing history, guarantor's contact & personal info.

Existing or under-construction homes

Holding Deposit Agreement

One person submits the holding deposit and we take the home off the market. The deposit counts toward your security deposit when the lease is signed — it's not an extra cost. Your group has 14 days to sign once the lease is delivered. If you back out, the deposit is non-refundable. If we deny your application, it's refunded in full.

Pre-construction homes

Reservation Agreement

Everyone in the group signs together and the reservation fee locks in the home while it's being built. The fee is non-refundable if your group backs out, but fully refunded if we can't deliver. Once permits are issued we'll send the lease — your group has 14 days to sign. If a group member drops out, you have 10 days to find a replacement.

Both agreements take the home off the market and give your group time to get the lease signed. The reservation agreement has a few extra protections on both sides given the pre-construction timeline.

There are two deposits in the leasing process — here's how they fit together.

Step 1: Holding or Reservation Deposit

When your group is ready to commit to a home, you pay the holding deposit to lock it in. This is half of the total security deposit.

Step 2: Security Deposit

The full security deposit is $2,000 per bedroom and is due when the lease is signed. Since you already paid the holding deposit, you're only paying the remaining half at this point.

So in total you're paying $2,000 per bedroom — just split across two steps.

The security deposit is held for the duration of your lease and returned after move-out, minus any deductions for damage beyond normal wear and tear, and excessive cleaning. Normal wear and tear — small nail holes, minor scuffs — is expected and won't be held against you.
