How to Submit a Maintenance Request Through Buildium
Something broken, leaking, or just not working right? Don't text your group chat about it — submit a maintenance request through the Resident Center. It's the fastest way to get our team on it, and it creates a record so nothing falls through the cracks.
Here's exactly how to do it.
Step 1: Log Into the Resident Center
Head to the Resident Center in your browser, or open the Resident Center app on your phone. Log in with the email and password you set up when you activated your account.
Step 2: Open the Maintenance Section
Once you're logged in, find Requests (or Maintenance) in the menu. On the app, it's right there in the bottom navigation. Tap Create Request to start a new one.
Step 3: Describe the Problem
This is the part that actually speeds things up. The more specific you are, the faster we can fix it — often on the first visit, because our team shows up with the right parts.
A few tips:
- Say where it is. "Upstairs hallway bathroom, sink" beats "bathroom."
- Describe what's happening. "Faucet drips constantly even when fully off" tells us more than "sink broken."
- Mention when it started and whether it's getting worse.
Step 4: Add Photos or Video
Attach a photo or short video if you can. Seriously — this is the single most helpful thing you can do. A picture of the leak, the crack, or the error code on the appliance means we can diagnose the issue before anyone even knocks on your door.
Step 5: Set Your Entry Permission
You'll be asked whether our maintenance team has permission to enter if you're not home. Granting entry permission almost always gets your issue fixed faster — you don't have to coordinate schedules with us or wait around between classes. Our team will always knock and announce themselves before entering.
Step 6: Submit and Track
Hit submit, and you're done. You can check the status of your request anytime in the Resident Center, and you'll see updates as our team schedules and completes the work. If we need more info, we'll reach out through the request thread — so keep an eye on it.
What Counts as an Emergency?
Some things shouldn't wait in a queue. Call us right away at 865-214-7467 (don't just submit a request) if you have:
- Flooding or a major water leak
- No heat in winter or no A/C in extreme summer heat
- A safety or security issue, like a broken exterior door or lock
For a fire or anything life-threatening, always call 911 first.

Does submitting a maintenance request cost anything?
No. Repairs for normal wear and tear are on us. If damage was caused by a tenant or guest, the repair cost may be charged back per your lease — but submitting the request is always free, and reporting problems early usually keeps costs down for everyone.
Can any roommate submit a request?
Yes. Every tenant on the lease has their own Resident Center login, and any of you can submit a request for the house. No need to funnel everything through one person.
How long will it take?
It depends on the issue — emergencies get same-day attention, routine repairs are scheduled based on urgency and parts availability. You'll see status updates in the Resident Center either way.
What if the problem comes back?
Reopen the conversation on your original request or submit a new one and mention it's a repeat issue. That history helps us figure out if something bigger is going on.
